Nos últimos anos, não era segredo no mercado que a Americanas havia se tornado um inquilino incômodo para o Iguatemi. O espaço, com mais de 1.500 metros quadrados no térreo e aluguel mensal em torno de R$ 250 mil, era há tempos alvo do interesse do grupo da família Jereissati.

Em 2024, o Iguatemi alegou que a Americanas estaria inadimplente com o contrato de locação, como nível de abastecimento de loja, movimento interpretado no mercado como a brecha jurídica para tentar retomar o ponto. O processo foi encerrado após um acordo entre as partes.
Desde que a fraude bilionária da varejista veio a público, em janeiro de 2023, a eventual saída da Americanas do Shopping Iguatemi passou a ser vista como uma questão de tempo – e como oportunidade para o grupo Iguatemi reconfigurar seu mix de lojas.
